This Construction Manager At-Risk project entailed complete interior demolition, design and re-construction of an existing 70,000-sf 4-story medical office building for adaptive reuse as a corporate headquarters. Reconstruction involved stripping the existing building down to its structural frame and rebuilding the entire building exterior and roof. Complete demolition and re-build of all MEP and IT systems. All new high end corporate office interiors; kitchen and café dining facilities, spa and fitness center, and a new 4-story atrium and skylight. This new building consolidated employees from three separate buildings into the new headquarters.
Just 1 month into the pre-construction period, the scope of the project was revised to include a complete exterior wall demolition and reconstruction, new roof and skylight, internal stair, parking lot and site amenities, and numerous interior design modifications. With the project scope and budget tripling, the completion date was only afforded a 3 month extension. While working through a design and pre-construction process that included several schematic design evaluations in order to control overall project costs. Infinity fast-tracked demolition and exterior wall design processes for early bidding and release in order to meet the demands of the construction schedule and owner’s required move-in date. We returned $83,000 in GMP savings and unspent contingency. We are now working together on our third consecutive project.
