We believe that design-build is of greatest benefit to projects with very agressive schedules, because it can dramatically accelerate project turnover. This contract form is useful when constructing relatively simple building structures that are more focused on function than “high design.” Pre-engineered buildings are often constructed under design/build contracts. It is also used on more complex projects like industrial or light industrial buildings, where a prototype design already exists and has been proven. With passage of Ohio Construction Reform it is being used more in the public sector.
When we act as a design builder, we competitively select from the best available architecture and engineering specialists to offer a complete turnkey design / build proposal to meet the client’s most specialized requirements. When designers, engineers and construction experts collaborate in this way, submittals time dramatically decreases. Shop drawings and requests for information are virtually eliminated. Therefore design build accelerates both the preconstruction and construction durations.
Over our 22-year history design build amounts to about 5% of our total project portfolio. A recent Infinity design build project is the Ohio Department of Transportation, Euclid Vehicle Maintenance Facility where our design partner was R. E. Warner.
