Infinity provides general contracting services on both public and private projects. Our general contracting portfolio totals more than $625 million. The best scenario for using this traditional construction delivery method is when the schedule and complexity of a project are relatively straightforward. It is used most frequently for projects of $5 million or less.
Infinity has completed general contracting projects using a variety of its hybrids including lump sum public bidding, prime bidding, invitation-only private bidding, negotiated lump sum and cost-plus.
Self-performance is relatively common in general contracting. As a union contractor signatory to the Indiana/Kentucky/Ohio Council of Carpenters, we can self-perform metal studs and drywall, acoustical ceilings, wood framing, rough carpentry, finish carpentry and millwork installation. Our craft work force ranges from 15-40 trade professionals, depending upon workload.
Self-performance saves subcontractor mark-ups. It gives our superintendents more options when off-shift work is necessary. It is also an effective means of controlling quality, and completing punch lists in a timely manner.
In year’s past, general contracting was the predominant method of construction contracting for the public sector including state and local governments, colleges and universities, public schools and other other non-profit entities like libraries, and recreation facilities. With passage of the Ohio Construction Reform Act in 2011, the public sector is shifting heavily to construction management and design build contracting. Our business parallels this trend. In 2019, general contracting represented roughly 39% of our construction work-in-place. This the lowest percentage in our 22-year history.
