This phased Construction Manager At-Risk project included select demolition and renovation of existing and occupied office space on the 33rd and 34th floors of Key Tower. The 41,000-sf build-out includes conferencing center, new lobby, internal stair, collaborative technology wall, an employee cafeteria, data center, open plan offices, private offices, hoteling office, and collaborative teaming areas.
Infinity joined this project in the programming phase and worked with collaboratively with four approval entities. They included the landlord Key Tower, Deloitte’s Real Estate Group out ofPhiladelphia, Architect Gresham Smith and Partners out of Nashville, and the Owner’s Representative StructureTone of Boston. We used an electronic document system to keep in close communication.
The project occupied by the client throughout construction was phased requiring several moves to and from swing space. Core drilling took place off-shift on the floors below. We returned $131,487 in GMP savings and unspent contingency.
