Infinity served as Construction Manager At-Risk on the complete interior demolition and re-construction of floors 6, 9, and 11 at 200 Public Square. Scope included open plan offices, a large training room, control room, conferencing center and a new reception area. Each floor includes a large café and kitchen, and mother’s rooms. The 9th floor restrooms were demolished and replaced. Existing restrooms on floors 5 and 11 received cosmetic updates.
We completed demolition off-shift to avoid disruption to existing tenants. The project included extensive off-hour core drilling on floors above and below including government offices, which included extensive coordination requiring Federal observers for each night’s work. A testing firm x-rayed each floor penetration and then secured engineering confirmation before we undertook final core drilling. During demolition, we discovered that many walls did not meet code as it pertains to fire stopping. This included an abandoned and unprotected dumbwaiter shaft. Fire proofing was also very deficient. The necessary repairs were extensive achieving a 1-hour fire rating throughout. We completed this exceptionally fast-tracked project in just over 14-weeks, four weeks ahead of schedule. We returned $117,000 in GMP savings and unspent contingency.
