This 45,000-sf city-owned family recreation center includes an indoor natatorium, full basketball court gymnasium, exercise and fitness facilities with supporting locker rooms, a child watch center and a teen recreation center. The facility is owned by the City of Warrensville Heights and operated by the YMCA of Greater Cleveland. It is located on a 16-acre master planned ‘City Center’ site that includes the new public library, park facilities and other future municipal or private commercial development projects.
This was the City’s first and one of Ohio’s first public sector Construction Manager At-Risk projects. The city was able to invoke “home-rule” prior to legislation being passed, making this endeavor truly cutting-edge from a delivery standpoint. To maximize diverse participation the project was a joint-venture with Coleman-Spohn who provided the project superintendent and MEP oversight. In addition the project achieved 29.5% diverse subcontracting participation.
Infinity led all design and budget meetings throughout the year-long pre-construction process saving more than $450,000 so that the YMCA and City could increase the building square footage from 36,000-sf to 45,000-sf and attain additional program requirements. The project completed 1-month ahead of schedule.
