Infinity is serving as Construction Manager At-Risk for this 7th and 8th floor gut demolition and renovation of two stories of existing bank office space. The first phase was an FF&E decommissioning, where Infinity worked with River City Furniture (RCF). We first developed a phasing plan for removal. Next, we coordinated electrical work which assured that all power to the furniture and workstations was made safe for removal. We phased this work in quadrants on each floor, and made arrangements to coordinate freight elevator usage with the landlord to avoid conflicts with other elevator usage. RCF had four primary strategies for the furniture including sale, donation, salvage/recycling, and finally disposal.
We are now in the second phase of renovating these two floors. This fast-track renovation will include new wall layouts, new mechanical, electrical and plumbing, new private and open offices, conference and huddle rooms, a server room, café, and restrooms, and other support rooms. The major project element is relocation of the bank’s stock market trading floor which includes extensive IT infrastructure including a Walker Duct underfloor system. The demolition contract under its own GMP awarded to a diverse subcontractor (98% of contract volume). The build out is a second GMP. Diverse subcontractors are performing 55% of this contract value. Noisy and disruptive work is being completed off-hours. This is an exceptionally fast-tracked, four-month project.
