Infinity served as CMAR. This project builds out the top floor (57) at Key Tower. The project features exceptionally high finishes, including a wood ceiling, a custom metal ceiling in the reception area, mostly glass walls, hardwood, and terrazzo flooring. The space includes six large, 15 medium, and 30 open-plan offices. The space supports hoteling and remote meetings with extensive technology in five Zoom meeting rooms, five informal conference areas, three medium conference rooms, and one large board room. We gut demolished the existing space and elevator lobby before the re-build.
The Owner had to vacate its existing building due to an expiring lease, so we started work before the documents were complete. Early demolition helped the architect accelerate the completion of permit drawings. It also led to a re-design of lighting and ceilings and the addition of sound masking when we exposed the concrete ceiling details, which were not as the Architect expected. These changes increased the GMP by about 9%. Diverse firms put 37% of the work in place. Infinity self-performed 45% of the work.
