This Construction Management At-Risk assignment took place in Fremont, Ohio. Phase 1 of the project was construction of a one-story, 21,013-sf addition which includes CT, X-Ray, DEX and Mammography Imaging rooms, 36-exam rooms, a retail area, and a new parking lot. The building addition is brick veneer with metal panels and a curtainwall window system. Phase 2 converted the shell space inside the addition into a new MRI suite, a second new parking lot, and the complete interior demolition and renovation of the existing 5,000-sf building for new administration and behavioral health offices.
This new building constructed on the site of existing parking lots which when stripped revealed unsuitable soils. We resolved this issue without extending the schedule’s critical path by adding concrete stabilization materials. We took great care to minimize disruption to the existing medical office building, which remained fully occupied for the duration of construction. Phase I was scheduled to complete 10/31/17, which we delivered three weeks early. Zero change orders. Returned $160,000 in GMP savings and unspent contingency.
After delivering the new base building including interiors three weeks ahead of schedule and under the GMP, the Owner engaged Infinity to gut demolish and renovate the existing 5,000-sf medical office building and complete fit-out of the last 1,000-sf of shell space for the new MRI in the addition.
