Project details

Infinity is serving as a Construction Manager At-Risk for this new 4-story building, with 49-underground parking spaces.  The project includes a lakeside amenities patio with a saltwater infinity pool complex.  It incorporates extensive materials from Italy including pre-fabricated kitchen cabinets, bathroom fixtures, and closets in addition to tile, and oak flooring.  The suites are exceptionally technology-enabled to achieve both sustainability and connectivity.  The lakefront elevation required gut demolition and replacement of revetment to reverse soil erosion.  The building is focused on sustainability including  a community garden with an edible landscape, electric car charging stations, preserved open spaces, recycling and composting programs, and a special emphasis on natural, biophilic designs with plenty of green space.

Infinity has managed Project Team collaboration consisting of the local developer, the New Jersey headquarters of a national architectural firm, and Owner’s Representatives from Belgrade, Serbia who are handling all the international procurement.  This complexity amounting to more than 18-drawing revisions and 200+ RFI’s.  Early contracting and other creative purchasing strategies mitigated much of Covid-related procurement delays and labor shortages.  A very challenging preconstruction phase requiring extensive comparative material and constructability studies enabled us to achieve a guaranteed maximum price price within the Owner’s budget.
