This construction management assignment at the new ProMedica headquarters is located at the Three Seagate Building on Summit Street in Toledo. The Toledo Chop House is a 6,700-sf first-floor restaurant features seating for 200, a full bar, full-service kitchen and administrative offices. Premium finishes include brass mesh ceiling, drywall ceiling clouds, FRP, stainless steel, stone, quarry title, and stained wood panels, four-story skylight.
Performed several months of value engineering including re-design of HVAC, millwork ceiling, glass doors and electrical fixtures to reduce budget by nearly $600,000. This reduced the construction duration from 4 to 3 months. Worked around another contractor constructing the base building. To expedite field installation, we pre-fabricated casework off site. Returned $83,000 in GMP savings and unspent contingency.
