This 11,000-sf Construction Management At-Risk project began in preconstruction June 2021 and completed December, 2021. The New Aerospace and Electronic building addition and renovation at 241 Abbe Road is a state-of-the-art production area for manufacturing of new, refurbishment of used aeronautical fuel pump components. It is connected to the existing plant. The manufacturing processes in the addition include soda blast, heat treating, disassembly, CNC machining, reassembly, testing and certification. Building is slab on grade, load bearing 8″ CMU with brick veneer, structural steel and metal decking. It is being built on an existing parking lot. The service areas include an overhead door and truck dock. After the project began the owner added a new fuel laboratory to the space.
We provided a guaranteed maximum price before design completed and delivered the project within the GMP and the original schedule despite addition of the fuel lab. Our preconstruction effort identified the potential for unsuitable soils based on the geotechnical reports. The allowance we set aside met that need. To avoid Covid-related long lead delays for bar joists, we recommended a structural re-design to steel beams, which the owner accepted. This allowed us to meet the completion schedule.
